What does an EICR cost, and what changes the price?

Ask five electricians what an EICR costs and you will get five answers, usually because they are pricing five different properties. The range is actually quite predictable, and the thing that moves it is circuit count.

A £5 parking charge applies where parking is paid, and £18 where the property sits inside the congestion charge zone. More than 8 bedrooms, or an HMO, is quoted individually.

What actually drives the number

Circuit count

This is the big one. An inspection is a set of measured tests carried out per circuit. A board with six circuits genuinely takes less time than a board with eighteen. Bedrooms are only a proxy for this, which is why a good quote asks about the property rather than guessing.

Property type and size

Flats are usually quicker. Houses with converted lofts, garage supplies, garden sockets or a second consumer unit take longer, because each of those means more circuits to test.

Accessibility

If the board is boxed in, the loft hatch is sealed, or half the sockets sit behind furniture, the visit takes longer. Clearing access beforehand is the single easiest way to keep a job on schedule.

What should always be included

  • The full inspection and test of the fixed installation
  • The report itself, emailed to you
  • A plain-English explanation of anything found
Watch for these

Call-out fees added on top of the quote. A per-circuit charge that only appears after the visit. Remedial work carried out on the day without being quoted first. Remedial work is a separate job and should always be agreed before anyone starts it.

Cheap is not always cheap

A very low headline price sometimes means a short visit and a report that raises everything as an observation, leaving you holding a quote for work you may not need. A proper inspection takes a few hours in most homes.
