Do I legally need an EICR as a landlord?
If you let residential property in England, yes. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require a valid EICR for the fixed installation, renewed at least every five years. The rules applied to new tenancies from July 2020 and all existing tenancies from April 2021. This site provides general information, not legal advice.
How often do I need one?
At least every five years, or sooner if your report specifies a shorter interval, which some older installations do. The five years runs from the last satisfactory inspection. You do not automatically need a new one at every change of tenant, as long as the existing certificate is still valid.
What does the inspection actually cover?
The fixed electrical installation: the consumer unit (fuse board), fixed wiring, sockets, switches, light fittings, earthing and bonding, and permanently connected equipment. It does not cover plug-in appliances like kettles or lamps, that is separate (PAT testing).
What happens if my property fails?
If the report is unsatisfactory (a C1, C2 or FI), the remedial work must be done within 28 days, or sooner if specified. We explain exactly what is needed, quote it up front, and provide the written confirmation you need for your tenants and the council. Nothing is carried out without your go-ahead.
Who carries out the inspection?
A qualified, competent electrician with the competence to inspect and test to BS 7671 and complete the report. As the landlord the legal responsibility to use a competent person sits with you, so we make sure every job is done to standard.
What will it cost?
It depends mainly on the property size and number of circuits, a one-bed flat is quicker to test than a large house. Typical EICR costs generally fall in the region of £100 to £300. What is the penalty for not having one?
Local authorities can impose a civil penalty of up to £40,000 per breach (increased from £30,000 on 1 November 2025). A missing or invalid EICR can also weaken your position in possession proceedings. Staying certified is far cheaper, and far less stressful, than the alternative.
